Selling

What your property is worth, and what it takes to get there.

Selling a home or cottage in Simcoe County or Muskoka starts with a valuation that tells you the real number, a marketing plan built for this market, and clear communication from listing to close.

The process

Four things that happen every time.

Honest valuation first

Comps, days-on-market, and list-to-sale ratios specific to your street and property type. A real number, not a number designed to win the listing.

Professional presentation

Photography, video, floor plans, and targeted digital placement beyond MLS. Built to reach local buyers and GTA buyers who know the lakes.

Weekly seller updates

Every week: showings, feedback, market context, and what's happening beyond the listing. You're never left wondering.

Negotiation and close

When offers come in, you get a plain-language read of each one. Ben works for your outcome, not the fastest transaction.

Common questions about selling

Straight answers before you list.

On real comparable sales in your neighbourhood over the last 90 days, plus what is active and competing right now. Not a percentage guess. You get the numbers and the reasoning, and you set the price with them in front of you.

Commission plus HST, and any prep you choose to do. I give you a net-proceeds estimate up front, so there are no surprises at closing. If the numbers do not work for you, we do not list.

It depends on price, condition, and season. I will show you current days on market for your area and price band, so you get a realistic window, not a sales pitch.

Usually no. I will tell you which small fixes actually return money and which do not. Spending $30,000 to add $15,000 of value is a bad trade, and I will say so.
